Buy your next home with clear guidance at every step.
Tyler Wiese helps buyers in Guelph and nearby communities plan a realistic budget, compare homes with context, look closely at condition, and write offers that protect them. Here is how the process works.
How buying a home works, step by step.
Start with a conversation and a full budget
We talk through your priorities, timing and the areas you are considering. Budget for more than the price: RECO reminds buyers to include legal fees, land transfer tax, mortgage insurance, utility hookups, a home inspection, an appraisal or survey, and moving costs.
Understand your buyer representation agreement
Before you sign, you should know what the agreement means, how long it lasts and what each clause does. Ask questions, and get independent legal advice if you want a second opinion.
Search with context
Browse every MLS® listing, then compare homes against the same list of needs so the right one stands out. Community guides help you check zoning, nearby development and services before you get attached.
Look closely at each home
Look into the age and condition of systems such as plumbing and electrical, ask whether renovations had proper permits, and consider a home inspection. Tyler’s mechanical engineering background helps here, with a focus on how a home is built, not just how it looks.
Make a clear, protected offer
Where possible, make your offer conditional on what matters to you, such as financing or an inspection. Spell out what is included, like appliances and light fixtures. In competing offers, set your limits in advance and think twice before waiving conditions.
Plan for closing
Check that your closing date fits when you need to move, and have a contingency plan if the dates do not line up.

When should I contact a REALTOR® about buying?
Early is useful, even if your timing is still taking shape. A first conversation can clarify priorities, neighbourhood fit, budget items you might miss, and the questions to bring to your lender.
What costs should I budget for besides the purchase price?
RECO’s buyer checklist lists legal fees, land transfer tax, mortgage insurance and utility hookups, plus the costs of a home inspection, an appraisal or survey, and moving. Leave some room in the budget for surprises.
Should I waive conditions to win a competing offer?
Think twice. Conditions such as financing and a home inspection protect you. RECO recommends setting your rules before a competing offer situation, including what you will spend and which conditions must be met, and sticking to them.
How do I check that my REALTOR® is registered?
Search RECO’s public agent and brokerage register. Tyler Wiese is registered with RECO and works with HouseSigma Inc., Brokerage.
Which areas does Tyler help buyers in?
Tyler works with buyers in Guelph, Burlington, Oakville, Kitchener-Waterloo, Cambridge, Elora / Fergus, and the surrounding communities.
