A considered plan, priced right, presented well.

Tyler Wiese helps sellers in Guelph and nearby communities prepare before listing, price with current context, present accurate listing details, and compare offers with their priorities in front. Here is how a sale comes together.

How selling your home works.

  1. Plan before anything goes live

Before a listing hits MLS®, we make a plan: what is worth fixing, what you can skip, professional photos, and a description written for the person actually shopping for your home.

  2. Price with current context

Pricing is not a formula. It means knowing what is actually selling right now, what has been sitting, and what buyers will stretch for. A well-chosen price holds; a poor one chases the market down.

  3. Get the listing facts right

RECO advises sellers to make sure every listing detail is accurate, from square footage, recent renovations, property taxes and lot dimensions to which items are and are not included, and to support those details with invoices, receipts or documents.

  4. Prepare for showings safely

Set ground rules for showings and any open house before they start. Put away valuables, medications and personal papers, and decide together whether a lockbox makes sense for you.

  5. Review offers with confidence

Offer details stay confidential between you and your agent unless you direct otherwise. If several offers arrive, we compare the whole offer, not just the price, and negotiate with your priorities in front.

Answers before you list.

Can we talk about pricing before I am ready to list?

Yes. A conversation about your property, local market context and the decisions to consider before launch is a practical starting point, not a commitment to list.

What should I prepare before listing my home?

Gather invoices, receipts and permits for renovations and major replacements, confirm which items are included or excluded, and plan the repairs worth doing. RECO recommends supporting listing details with documentation.

Do I have to use a lockbox?

No. RECO notes that sellers are not required to provide lockbox access, and an agent can only give lockbox access with your consent, ideally in writing.

What happens with multiple offers?

Offer details remain confidential between you and your agent unless you direct your agent to share them. Your agent helps you compare offers and negotiate.

How can I estimate what my home is worth?

Start with the free home evaluation tool, then talk with Tyler about condition, recent comparable sales and current competition, which an online estimate cannot see.
